SIRS filing rates by county, 2026
DBPR's SIRS database lists a study for at least 2,659 of the 9,263 Florida condo communities with 25 or more units that were built or declared before 1997 (29%). By county, among those with at least 100 such communities, the share runs from 8% in Pasco County to 34% in Pinellas County. A missing filing isn't proof a study wasn't done, so every figure here is a floor.

Method and what the numbers can't say
Denominator. Condo communities in DBPR's registry with status Approved and 25 or more units, grouped from the registry's per-phase projects into communities, whose age basis year is 1996 or earlier. The age basis is the earlier of the declaration recorded year and the year built from the county property roll or the association's SIRS filing. Those communities reached 30 years by 2026 if their certificates of occupancy came that year. n = 9,263.
Numerator. Communities matched to a row in DBPR's SIRS reporting database, from either list: studies submitted before July 2025 (matched by project license, then by name and city) or from July 2025 on (matched by city and name similarity, which shows only that a submission exists).
Why it's a floor. DBPR shows complete submissions only. Our match is by name and address, so a renamed association can be missed. A building under three habitable stories needs no SIRS, and the registry doesn't say which communities that is. The statutory deadline for existing associations was December 31, 2025, or December 31, 2026 when combined with a milestone inspection (s. 718.112(2)(g)7., F.S.). The rate is not a measure of compliance and we don't call it one.
