HomeHow to check a condo
How to check a Florida condo's milestone inspection and SIRS status
Check four places, because no single one holds both records: a building's page here, DBPR's SIRS database, the local building official and the association. A building page shows the probable first milestone inspection year and whether DBPR lists a SIRS. DBPR's database holds the study filings. The local building official holds the milestone notice and report. The association must give owners the SIRS and the inspection summary.
DBPR's SIRS database lists a study for at least 2,659 of the 9,263 Florida condo communities with 25 or more units built or declared before 1997 (29%). DBPR's inspections page sends milestone reports to the local enforcement agency and describes no statewide list of them (read October 7, 2026).

Four places to check
| Where | What it shows | What it cannot show |
|---|---|---|
| A building page on this site | The probable year the first milestone inspection was due, whether DBPR's SIRS database lists the building and when the study was completed, year built, floors where the SIRS filing reports them, flood zone and the local building official. Each fact names its source and date. | Whether an inspection happened. Communities under 25 units. Buildings without a page yet: city and county pages list them as rows. Find your county. |
| DBPR's SIRS Reporting Database | Associations that submitted a complete SIRS Reporting Form, in two lists: submitted before July 2025 and submitted in July 2025 or later. DBPR SIRS reporting page. | A study that was done but not submitted, or submitted incompletely. It does not list milestone inspections. |
| The local building official | The local enforcement agency sends the milestone notice and receives the Phase 1 and Phase 2 reports, and may set a 25-year clock (s. 553.899(3)(b), (5), (8), F.S.). It is usually the city or county building department. | Each place decides what it publishes online. Many publish a page about the program but no list of buildings. |
| The association | The completed SIRS, or a notice that it is available on written request, within 45 days of the association receiving it (s. 718.112(2)(g)11., F.S.). The inspector's summary of a milestone report within 45 days, also posted on the property and on the association's website if it must have one (s. 553.899(9), F.S.). | Anything the association has not received. Owners ask in writing. |
Which one to use
Owner or board member: start with your building's page here for the dates, then ask the association for the SIRS and the inspector's summary, which you are entitled to receive. Buyer: read the building's page and DBPR's list first, then ask the seller's association for the documents. A missing SIRS in the list is a question to ask, not an answer. Anyone checking the milestone inspection: the local building official is the only record holder, so use the county table below or your city's page, which links its building department.
To work out the dates for your own building from its certificate of occupancy year and habitable stories, use the deadline calculator. For the statute itself, read the milestone inspection law and the SIRS guide. The two requirements are different things: the difference between a milestone inspection and a SIRS.
County pages on milestone inspections
These counties publish their own page on milestone inspections or recertification, found when we looked up each local building department on October 5, 2026. Each city page here links its own building department the same way.

What a missing result means
DBPR displays only complete submissions, exactly as submitted, and our match is by name and address, so "none found" is the absence of a match on a date, not a finding about the building. A building under three habitable stories is outside both rules (s. 553.899(3)(a) and (4); s. 718.112(2)(g)1. and 5., F.S.). A renamed or merged association can be missed. Where a building matters to you, the association can tell you in one email whether a study exists.

Questions
How do I find out if my condo building needs a milestone inspection?
It needs one if it is a residential condominium or cooperative building of three or more habitable stories (s. 553.899(3)(a), F.S.). The first inspection falls by December 31 of the year the building turns 30, counted from its certificate of occupancy, with earlier transition dates for older buildings. The local building official sends the notice. Start with the building's page here or the deadline calculator, then ask the association or the building official for the certificate of occupancy year and the habitable story count.
How do I find out if a condo has filed its SIRS?
Search DBPR's SIRS Reporting Database, which has two lists, and match by the association's name or address. Only complete submissions appear, so an absent building is not proof that no study was done. Owners can also ask the association, which must give each owner a copy of the study or a notice that it is available on written request within 45 days of receiving it (s. 718.112(2)(g)11., F.S.).
Is there a statewide list of buildings that finished their milestone inspection?
DBPR's inspections page says the Phase 1 report is submitted to the local enforcement agency, usually the local building department, and describes no statewide list of finished inspections (read October 7, 2026). Ask the local building official, or start from the county pages in the table above.
What does "none found" mean on a building page here?
It means our match found no complete submission for that name and address in DBPR's two SIRS lists on the date shown. It does not mean no study was done: the lists show only complete submissions, the association may be listed under another name, and a building under three habitable stories needs no study.
How often do the inspection and the study repeat?
A milestone inspection repeats every 10 years after the first (s. 553.899(3)(a), F.S.). A SIRS is completed at least every 10 years after the condominium's creation (s. 718.112(2)(g)1., F.S.).
