For engineers and reserve-study firms
Requests aren't open yet. When they are, a board member or manager will send one building's facts to the firms that serve its county, and the firms that take it will quote directly. You'll pay a flat fee per request, not a share of the job.
How it will work
- A board or manager starts it. The request carries the building's public facts from its page (units, year built, floors, the probable first-inspection year, SIRS status) and what they need: a Phase 1 milestone inspection, a SIRS, or both. We never contact a board first.
- The requester agrees to hear from named firms by checking a separate consent box that names them and says what they pay us.
- Firms that signed on for that county receive the request and quote the requester directly. We are not in the engagement and don't see the proposal.
- One flat fee per request. The price will be set when the first firms sign, and stated here before any form goes live.
What we'll hold to
- Licensed Florida architects and engineers only for milestone inspections (s. 553.899(2)(a), F.S.), and architects, engineers or certified reserve specialists for SIRS work (s. 718.112(2)(g)3., F.S.).
- Bidders disclose in writing any intent to bid on repair work from the inspection (s. 553.899(12), F.S.). We won't route a request that skips it.
- No ranking by who pays more, no reviews or ratings, and no promise of a win.
- A requester can stop at any time, and we keep a record of each consent.
