What a Florida milestone inspection costs
Firms that publish prices put a Phase 1 milestone inspection anywhere from $5,000 to $150,000 or more, depending on the size of the building, and a Phase 2 at $40,000 to $250,000 or more. These are published ranges from two firms, not our data and not quotes: the association pays for the parts of the building it maintains (s. 553.899(4), F.S.), and the final price comes from the engineer's proposal.

The two sources disagree on the top end, and neither publishes the data behind its figures. For a SIRS, the same two sources publish ranges from $5,000 to $30,000, rising with building size. We publish no cost figures from DBPR's SIRS database: the study-cost field in it isn't safe to quote.
What drives the price
The firms name the same factors: unit count and number of stories, building age and condition, access (roofs, balconies, elevators), whether a Phase 2 is triggered, and whether the engineer also does the SIRS. Phase 2 happens only if Phase 1 finds substantial structural deterioration (s. 553.899(7), F.S.). A milestone inspection performed in the past 5 years can stand in for the visual part of a SIRS (s. 718.112(2)(g)8., F.S.).
Florida condo communities by size
The state registry lists 12,880 condo communities with 25 or more units. How they split by size, and how many appear in DBPR's SIRS database:

Getting a price for a building
Boards and managers can read how quote requests will work. Until firms sign on, ask two or three licensed Florida architects or engineers for written proposals, and ask each to disclose whether it will bid on any repair work (s. 553.899(12), F.S.). Look up your building's own dates on its page from your county.
