Condo Due Date vs CondoDossier
CondoDossier covers every registered Florida condominium, so it is the wider lookup; Condo Due Date covers fewer communities but adds a probable first-inspection year, the building year from county rolls, the distance to the coast and the local building official on each page.

| Coverage | 12,880 communities of 25 or more units in the state registry (DBPR condo file Oct 3, 2026). Live today: 7,206 building pages, 234 city hubs and 42 county hubs; city and county pages list the rest. | 27,968 registered condominiums statewide, all sizes. source |
| What a building page shows | Probable first milestone inspection year, whether DBPR lists a SIRS and its completion date, year built from the county roll, floors from the SIRS filing, FEMA flood zone, distance to the coastline and the local building official. Each fact names its source and date. | State registration record (project number, declared units, status, managing entity), flood zone, whether a SIRS filing matched the building name, and a generic milestone sentence based on the declaration year. source |
| Reads state SIRS filings | Yes. DBPR's SIRS database pulled Oct 5, 2026, matched by license number, then by name and city. A missing filing reads "none found", never a finding. | Yes, matched by building name and county. Its statistics page says no filing could be matched for 75% of registered condominiums, and notes that many are under three stories. source |
| Calculates a milestone year | Yes, always worded "probably due" or "would have been due", cited to s. 553.899, F.S. The 25-year rule is used only where the local building official's own page says so. | States the 30-year mark from the declaration year in text; no per-building due year or local 25-year rule on the page we read. source |
| Data date | DBPR condo file Oct 3, 2026; SIRS database Oct 5, 2026; FEMA Oct 5, 2026. | October 5, 2026, refreshed weekly from DBPR sources. source |

Where CondoDossier is the better pick
- Coverage. It lists all 27,968 registered condominiums, including buildings under 25 units that we leave out.
- The paid dossier. For $35 it adds five years of state fee payments, a plain-English summary and a ready-to-send records request letter. We sell nothing like it.
- Statewide statistics and a set of buyer guides, refreshed weekly.
Pick CondoDossier when the building has under 25 units, when you want the state fee-payment history, or when you want a records request letter drafted for you.
Where Condo Due Date fits
- A probable first milestone inspection year for each building, with the statute and the local building official named.
- Year built from the county property roll and floors from the association's own SIRS filing, which show whether the three-story rule is likely to apply.
- Distance to the coastline and the local official's own 25-year rule where that official publishes one.
Pick Condo Due Date when you want to know whether a building of 25 or more units probably owed its first milestone inspection, and whether a SIRS is on file, on one free page.
What neither can tell you
A missing SIRS row does not show that a study was not done: the building may have under three stories, the study may sit under another name, or it may not be submitted yet. Neither site can say whether a milestone inspection happened. The local building official sets milestone notices and deadlines. This page is not legal or engineering advice.
We earn nothing today. Once engineering firms sign on we plan a flat fee per quote request from them, never from a site we compare here. How we get paid. Spotted something stale? Send a correction.
