Why look past BoardDeadline
Boards look elsewhere when they only need to see what applies to the building, or want to check a record before buying a kit.
The options
| Option | What to know | Compare |
|---|---|---|
| Florida Condo Building Deadline Checker | Free, three questions, requirements side by side. Published by a Tampa Bay management company; it does not look up filings. | Condo Due Date vs this |
| DBPR condo site and SIRS database | The regulator's rules pages and filing lists. Free; you read and search them yourself. | Condo Due Date vs this |
| Condo Due Date | Free; shows the probable first-inspection year and whether a SIRS is on file for a community of 25 or more units. It does not track or remind. | This site |
| PropFusion | Not a lookup. It matches boards with reserve study companies and offers a free proposal comparison, which is the step after the deadline is known. | This site |
How to choose
Start with the question. If it is "has this building filed its SIRS", the state's database is the record and the others read it. If it is "what is due and when", a checker or a calculator answers from the rules, and a building page answers from the building's own dates. If it is "what do the association's documents say", that is document analysis, which none of the lookup sites does.
Our own page for BoardDeadline: Condo Due Date vs BoardDeadline. We are one of the options, we earn nothing from the others, and we plan a flat per-request fee from engineering firms (how we get paid). Not legal or engineering advice; the local building official sets milestone notices and deadlines.
