Condo Due Date vs Deadline Checker

The Deadline Checker is a free rules walk-through you complete in three questions; it does not look up a building's filings. Condo Due Date does the lookup and shows what DBPR lists, but it does not walk a board through every requirement.

What it showsProbable first milestone inspection year, whether DBPR lists a SIRS and its completion date, year built from the county roll, floors from the SIRS filing, FEMA flood zone, distance to the coastline and the local building official. Each fact names its source and date.Milestone inspection, structural integrity reserve study, records and director education requirements side by side, with what boards usually do next and where each report is filed.

Reads state SIRS filingsYes. DBPR's SIRS database pulled Oct 5, 2026, matched by license number, then by name and city. A missing filing reads "none found", never a finding.No. It says it works from Florida rules and your answers, not from any filing record, so it will not tell you what your association has already submitted.

Calculates a milestone yearYes, always worded "probably due" or "would have been due", cited to s. 553.899, F.S. The 25-year rule is used only where the local building official's own page says so.Lays out when each deadline falls from your answers.

Where Deadline Checker is the better pick

Pick the Deadline Checker when a board wants a plain-language list of everything that applies to its building, in order.

Where Condo Due Date fits

Pick Condo Due Date when the question is "what does the state database already show for this building".

What neither can tell you

A missing SIRS row does not show that a study was not done: the building may have under three stories, the study may sit under another name, or it may not be submitted yet. Neither site can say whether a milestone inspection happened. The local building official sets milestone notices and deadlines. This page is not legal or engineering advice.

We earn nothing today. Once engineering firms sign on we plan a flat fee per quote request from them, never from a site we compare here. How we get paid. Spotted something stale? Send a correction.
