Why look past CondoDossier

People look for another option when a building is missing, when they want the filing source, or when they want a calculated milestone year next to the filing status.

The options

OptionWhat to knowCompare
DBPR SIRS Reporting DatabaseThe source. Free, current within a business day of an online submission, but two lists you search yourself.Condo Due Date vs this
Condo DocketFree, labels every source, live for Miami-Dade first and expanding by county.Condo Due Date vs this
Condo Due DateFree; adds a probable first-inspection year, year built, floors and local building official for communities of 25 or more units. This site
GoverningDocsA different job: it reads the HOA and condo documents you upload and flags reserves and assessments. $39 per full report, first one free with sign-up (read October 6, 2026).This site

How to choose

Start with the question. If it is "has this building filed its SIRS", the state's database is the record and the others read it. If it is "what is due and when", a checker or a calculator answers from the rules, and a building page answers from the building's own dates. If it is "what do the association's documents say", that is document analysis, which none of the lookup sites does.

Our own page for CondoDossier: Condo Due Date vs CondoDossier. We are one of the options, we earn nothing from the others, and we plan a flat per-request fee from engineering firms (how we get paid). Not legal or engineering advice; the local building official sets milestone notices and deadlines.
